Please read this page carefully before relying on a PropVerdict AI report. It applies to every report generated through the Service, whether viewed online, downloaded as a PDF, or received by email.
What a PropVerdict AI report is
A report combines data drawn from public and licensed sources — including HM Land Registry, the EPC Register, the Environment Agency, DEFRA, Ofcom, the British Geological Survey, and Ordnance Survey, among others — with AI-generated analysis that summarises and interprets that data, including an overall verdict and a red/amber/green rating for each category we assess.
We show the source for every figure we can attribute to one, and where a source returns no data for a property, we leave that section out of the report rather than estimate or guess a value.
The limits of what we can tell you
- Data may be incomplete or out of date. Public registers are updated on their own schedules, not ours — a very recent planning application, sale, or change to a property may not yet appear in the sources we draw from.
- AI-generated analysis can be wrong. The written assessment, verdict, and category ratings are generated using AI and are intended as a helpful summary of the underlying data, not a certified professional judgement. AI systems can misinterpret data or produce a plausible-sounding but incorrect summary.
- We have not inspected the property. Nothing in a report is based on a physical inspection, survey, or valuation of the property by a qualified professional.
- A report is a starting point, not a substitute for professional advice.
This report is not
- A mortgage recommendation. It does not constitute regulated mortgage advice, and any illustrative figures shown (such as an estimated mortgage range) are indicative only, not an offer or an assessment of affordability.
- Legal advice. It does not replace conveyancing, title investigation, or advice from a qualified solicitor or licensed conveyancer.
- A RICS valuation or building survey. It is not prepared by a RICS-qualified surveyor and does not identify structural defects, condition issues, or a professional opinion of market value in the way a Homebuyer Report or Building Survey would.
- Financial advice. Nothing in a report should be treated as a personal recommendation to buy, sell, or finance a property.
What you should do
Before making a decision about a property, you should carry out your own due diligence and take independent professional advice appropriate to your circumstances — including from a mortgage adviser, solicitor or conveyancer, and RICS-qualified surveyor as relevant. Where a report highlights something “worth checking” or “needing attention,” treat that as a prompt to ask a relevant professional, not as a final answer.
