1. Who we are
PropVerdict AI is operated by PropVerdict Ltd, a company registered in England & Wales under company number 17390081, with its registered office at 44 Mallard Way, Sudbury, CO10 0YQ (“PropVerdict AI”, “we”, “us”, “our”). These Terms of Use (“Terms”) govern your access to and use of the website at www.prop-verdict.com and the PropVerdict AI property intelligence platform (together, the “Service”).

If you are subscribing to a paid plan, your use of the Service is also governed by our SaaS Subscription Terms, which take precedence over these Terms in the event of any conflict relating to billing, plans, or cancellation.
2. Acceptance of these Terms
By creating an account, purchasing a subscription, or otherwise using the Service, you agree to be bound by these Terms. If you do not agree, you must not use the Service. If you are using the Service on behalf of a business (for example, as a mortgage broker or estate agent generating white-labelled reports for your own clients), you confirm you have authority to bind that business to these Terms, and “you” in these Terms refers to that business as well as you personally.
3. Description of the Service
PropVerdict AI generates property intelligence reports by combining publicly available and licensed data sources (including but not limited to HM Land Registry, the EPC Register, the Environment Agency, DEFRA, Ofcom, the British Geological Survey, and ONS) with AI-assisted analysis, to produce a summary assessment of a property including comparable sold prices, energy performance, flood and environmental risk, planning constraints, connectivity, and estimated running costs.
The Service also allows business customers to white-label reports with their own branding and to send reports to their own clients by email or shareable link.

4. Eligibility and accounts
You must be at least 18 years old and capable of forming a binding contract to use the Service. You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. You must notify us promptly at support@prop-verdict.com if you suspect unauthorised access to your account.
5. Acceptable use
Your use of the Service is subject to our Acceptable Use Policy, which forms part of these Terms.
6. Intellectual property
The Service, including its underlying software, design, the PropVerdict AI name and logo, and the presentation and structure of reports (as distinct from the underlying factual data itself, which remains subject to the licences of its original sources), is owned by or licensed to PropVerdict Ltd and is protected by copyright, database right, and other intellectual property laws. We grant you a limited, non-exclusive, non-transferable licence to access and use the Service, and to use reports you generate, for your own purposes or those of your clients, in accordance with these Terms.
You may not copy, resell, sublicense, reverse-engineer, or create derivative works from the Service itself. This does not restrict your ability to share, print, or forward reports you have lawfully generated.
Publicly sourced data included in reports (for example, data published under the Open Government Licence) remains subject to the terms of the original licensor, and attribution given within the Service must not be removed.
7. White-label business customers
If you use white-label features (custom branding, colours, logo, and contact details on reports sent to your own clients), you are responsible for:
- ensuring you have a lawful basis to hold and process your clients’ personal data (name and email address) when you use the Service to send them a report;
- the accuracy of the branding and contact information you upload; and
- your own communications with your clients about how their data will be used.
See our Data Processing Agreement, which applies automatically to business customers who submit their clients’ personal data through the Service.
8. Availability and changes to the Service
We aim to keep the Service available at all times but do not guarantee uninterrupted access. We may update, modify, or discontinue features of the Service from time to time. Where changes materially reduce the functionality available to paying subscribers, we will give reasonable notice where practicable.
9. Third-party links and data sources
The Service links to and relies on third-party data sources and services (see our Privacy Policy for the full list). We are not responsible for the availability, accuracy, or content of third-party sources, and a source becoming unavailable may mean a report is generated with a section omitted rather than guessed.
10. Disclaimers and limitation of liability
To the maximum extent permitted by law:
- The Service and all reports are provided “as is” and “as available,” without warranties of any kind, express or implied, including as to accuracy, completeness, or fitness for a particular purpose.
- We do not warrant that reports are free from errors arising from the underlying public data sources, from AI-generated analysis, or from data becoming outdated between publication and your use of it.
- Our total liability to you arising out of or in connection with the Service, whether in contract, tort (including negligence), or otherwise, is limited to the greater of £100 or the total subscription fees you paid us in the 12 months before the event giving rise to the claim.
- Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot lawfully be excluded or limited.
Nothing in this section is intended to limit your statutory rights as a consumer, where applicable.
11. Indemnity
If you are a business customer, you agree to indemnify us against claims, losses, and costs arising from your breach of these Terms, your misuse of the Service, or your unlawful processing of your clients’ personal data through the Service.
12. Suspension and termination
We may suspend or terminate your access to the Service if you breach these Terms, the Acceptable Use Policy, or the Subscription Terms, or if we reasonably believe your use of the Service poses a risk to us, other users, or third parties. You may stop using the Service and cancel your subscription at any time in accordance with the Subscription Terms.
13. Changes to these Terms
We may update these Terms from time to time. If we make material changes, we will notify subscribers by email or by a notice within the Service before the changes take effect. Continued use of the Service after changes take effect constitutes acceptance of the updated Terms.
14. Governing law and jurisdiction
These Terms are governed by the laws of England and Wales, and the courts of England and Wales will have exclusive jurisdiction over any dispute arising from them, except where you are a consumer resident elsewhere in the UK and mandatory local law gives you the right to bring proceedings in your own jurisdiction.
